Home information packs - HIPS
Home information packs were recently introduced for sellers to provide buyers with a home information pack that contains an energy performance certificate (EPC), sale statement, evidence of title and more.
It was introduced from the 1st August that all homes with 4 bed or more are required to provide buyers with a home information pack. As of 10th September 2007 all homes with 3 bedrooms or more being put up for sale will also require a home information pack.
This will be beneficial to sellers as it provides the buyers with a pack stating the houses problems if any, this should give buyers a better understanding on the property.
Whats in a Home Information Pack?
Required documents:
- The evidence of title that proves it's yours to sell.
- An energy performance certificate (EPC)
- A sale statement
Optional documents: - A Home Condition Report which gives buyers a clear idea of what work, if any, needs to be done to the property.
